Included in the price:

• Complete kitchen equipment (tableware, cutlery, coffee machine, electric kettle), microwave or toaster on request (if available)
• Bed linens, towels, dishcloths (towels and linens are changed every week on request), toilet paper
• Final cleaning, after minimum stay of 5 days
• Children’s equipment (cot, highchair)
• Additional bed for adult

• Deck chairs, sunbathing lawn, children’s playground (swing, sandbox, lawn for romping around) barbecue grill
• Vegetables and herbs from our farm garden

For stays of less than 4 days, an additional fee of 40 € will be charged for the final cleaning. Other: The water from the tap is high-quality drinking water coming from the source of the Schlern.

Terms of cancellation:
A cost-free cancellation of your booking is possible until 3 months prior to your arrival. In case of later cancellation, the deposit will not be refunded.
In case the booked apartment is not used within the agreed time period without prior cancellation, you are obliged to pay 80 % of the agreed total price. In case of early departure or late arrival, you have to pay the spent days and 80 % of the agreed price for the other services you have not made use of.

As of January 1, 2014, a city tax (“Ortstaxe”) has been introduced in South Tyrol. The gains from this city tax are used for the extension and maintenance of infrastructures and services as well as for the organization of cultural and sports events. The city tax is charged per guest and overnight stay by the accommodation facilities and amounts to 1.55 € as of January 1, 2018. Children and teenagers under the age of 14 years are exempt from the tax. The city tax has to be paid at departure and will be listed separately on the bill.

Barn rules:
You can visit our barn in the morning from 7 am until 8.15 am and in the evening from 6.45 pm until 8 pm or according to prior agreement with the farmer.
